Another question I get frequently is whether a seller should list their house when there are unfinished items.  It depends.  It's been my experience that sellers will get the most activity during the first few weeks of being on the market.  The listing is fresh and with inventory of available houses down, buyers are eager to see new listings.  So, sellers need their house to be in show condition when it's listed.  That is, all unfinished projects completed, rooms decluttered, any needed repairs completed, and any offensive smells eliminated.

Advice such as this is a key distinction between our flat fee MLS listing service vs. those that merely have an on-line presence.  Our goal is to get your house sold, not merely list it in the MLS!
